Project consists of one hundred and twenty (120) two-story timber framed apartment units in fifteen (15) residential buildings, two laundry buildings and an office. There are three (3) basic residential building types with wood shear/bearing walls, wood I-joist floors and wood plated roof trusses.

Client: LPAS Design + Architecture

New three-story timber framed live work housing complex in downtown Sacramento. The six buildings have thirty individual units with both lower level garages and detached garages. Structures have wood shear/bearing walls, wood I-joist floors and roofs and spread footings. This project won the top AIA Central Valley design award for 2008.

Carlton Crown Plaza Senior Care

Client: LPAS Design + Architecture
New two-story, 42,000 SF, timber framed senior wellness and respite care facility with 56 individual units.. Structure has wood framed shear/bearing walls, wood I-joist floors and wood plated roof trusses. Features include an open two-story atrium in the center of the building and a sloped roof system.

New 85,000 SF one and two story senior living project with 90 assisted living units each with balcony and 24 unit Alzheimer wing. Structure utilizes timber framed walls, floor, and roof with wood I-joist floor framing and plated wood truss roof system. Year Construction Complete: 2008. Cambridge Oaks Apartment Complex

Cambridge Oaks Apartment Complex

Client: Borges Architectural Group
New complex with 18 buildings, totaling 164,438 SF. Buildings include 64 one bedroom units-41,280 SF, 100 two bedroom units-81,800 SF, 36 three bedroom units-38,448 SF and a new community building-1910 SF. All buildings have slab on grade floors, timber studs, timber framed floors and roofs, and plywood shear walls.

New complex with ten apartment buildings and one laundry/maintenance/office building, totaling 80,743 SF. Apartment buildings include two building types including 32 two bedroom units-26,880 SF and 48 three bedroom units-52,176 SF. Laundry/maintenance/office building is 1,687 SF. All buildings have slab on grade floors, timber studs, timber framed floors and roofs, and plywood shear walls. Year Construction Complete: 2002. Client: Borges Architectural Group

New 13,100 SF addition to existing 22,100 SF building. Addition has wood framed roof and plywood shear walls. New areas include parts storage, service shop, drive-thru canopy and display canopy. Lateral loads at front on showroom and at display canopy are resisted by steel wide flange moment frames.

New 18,150 SF sales building and new 9,000 SF service building. Sales building has wood framed roof, steel wide flange beams and plywood web joists at second floor parts storage and plywood shear walls. Service building has long span Glu-Lam beams and CMU walls. Project also has two free standing canopies with tubes, pipes and steel rod framing.

New 55,000 SF campus with Administration, Library, Multi-Purpose, four Classroom Buildings and three Toilet Buildings. Buildings are timber framed with wood stud shear/bearing walls. Roofs included flat and sloped wood I-Joist as well as dimensional lumber and glue-laminated beams. Construction Cost: $9.3 M.

Timber framed 6,000 SF classroom building for existing elementary school campus. Building has a sloped roof with a mechanical platform, a tower and covered exterior walkways.

Unit J is a new 12,000 SF multi-purpose building. Roof at the multi-purpose area has curved glue-laminated beams with dimension framing between beams. Remainder of building has sloped I-joists with two flat framed mechanical platforms, also framed with I-joists. Lateral loads are resisted by wood shear/bearing walls.

Unit A is a renovation of and existing classroom building into an Administration Building. The original building had an area with a high timber framed roof supported on concrete walls surrounded on two sides with a low timber framed roof with wood framed walls.

Project is under construction and is nearly complete

Unit A is a new 4,000 SF timber framed Administration Building. Majority of roof has sloped I-joists with a small flat framed mechanical platforms. Lateral loads are resisted by wood shear/bearing walls.

Unit B is a new 12,000 SF multi-purpose building. Roof at the multi-purpose area has curved glu-laminated beams with dimension framing between beams. Remainder of building has sloped I-joists with two flat framed mechanical platforms, also framed with I-joists. Lateral loads are resisted by wood shear/bearing walls. Building features a stage and music room.

New 14,000 SF Gymnasium/Locker Building. Building has long span steel trusses on CMU bearing walls. Attached locker room is timber framed with wood stud bearing/shear walls. Project also includes renovations to existing classroom Buildings B and C. Both building are single-story timber framed with wood stud bearing/shear walls.

Project is under construction and is nearly complete.

Unit T is a new 12,000 SF timber framed library. Building has curved wood stud walls, a high roof, low roof and a timber framed entry canopy. Architectural features include a clerestory window between the high and low roofs and a hanging “cloud” ceiling structure utilizing curve structural elements to achieve it’s unique appearance.

Unit V is a new 14,000 SF Gymnasium/Locker Building. Building has long span steel trusses on CMU bearing walls. Attached locker room is timber framed with wood stud bearing/shear walls.

Five single-story timber framed office buildings totaling 17,000 SF. Buildings have plywood shear walls and plated wood truss roof systems. Features include a four foot roof overhang on all sides and stone veneer below the windows. Mechanical units are placed within the gang nail truss space.

One building was completed in 2008, the remainder are ready for construction.

Client: CRM Architects

Two timber framed office buildings totaling 18,000 SF. Building A is single-story and Building B is two-story with a pedestrian bridge to the upper parking lot. Both buildings have a large roof overhang on all sides and Building B has an exterior walkway all around the building.

Eight single-story timber framed office buildings totaling 52,000 SF and one two-story, 22,000 SF, concrete tilt-up office building. Features include a four foot roof overhang on all sides and stone veneer below the windows. The two-story building has a structural steel second floor and a timber framed mansard roof above a flat framed timber roof. Mechanical units for the single-story buildings are placed within the gang nail truss space.

Amador County Administration Building

New two-story, 55,000 SF, structural steel administrative office facility for Amador County. Second floor and flat roof have concrete over metal deck on steel wide flange beams. At the roof level there is a mechanical well inside sloping mansard roofs which are framed with metal deck over structural steel. Lateral loads are resisted by special concentric braced frames. The structure was designed as an essential services building for future emergency services offices.

Major structural remodel to existing 20,400 SF single-story timber framed building with an added 1,200 SF entry. Majority on interior, and some exterior, plywood shear walls were relocated and new footings added.Project included added CMU holding cells with concrete roof slab inside building and exterior CMU site walls at the prisoner unloading area.

Reviewed existing structural drawings and performed site visits for three existing buildings; Church Sanctuary, Community Hall and two-story Education/Administration building. Recommendations were made for short term and long term structural upgrades to all buildings.

Major exterior renovation to two existing retail buildings constructed in the 1960’s. Original buildings had exterior walls stopping below the flat timber framed roof at height between 12 and 15 ft. Renovation added towers, parapets and mansards with wall heights varying from 20 to 25 ft.
